Vacation Rental Management
Marketing: We market your property through a variety of online platforms including Airbnb, VRBO and Homeaway to ensure that your listing is visible to the broadest possible audience.
Occupancy Rates: Most of our competitors (even large real estate companies) in the area don’t use home sharing platforms. They achieve 25-50% occupancy rates through word-of-mouth, while we achieve up to 80-90%+ occupancy rates through technological know-how!
Search Engine Optimization: Our listings regularly rank at the top of the Airbnb search results in the area because of our Superhost status, rapid response times, and consistently excellent reviews.
Artificial Intelligence: We use a variety of artificial intelligence based tools for pricing and guest experience to maximize profitability for our property owners.
Property Management
We will make sure your property is always secure and in impeccable condition through the following services:
Professional cleanings after every guest
Periodic deep cleanings
Speedy maintenance.
Smart keyless entry (no keys to lose, detailed records of entries/exits.)
Insurance Coverage
We partner with Proper Insurance/Lloyds of London to bring you vacation-rental-specific insurance at a nominal cost. Our policy replaces your existing policy so there is no need for conventional homeowners insurance when you work with us! Our policy covers the following:
Building(s): special cause of loss with replacement cost valuation
Contents: special cause of loss with replacement cost valuation
Liability: $1,000,000/$2,000,000 in commercial general liability coverage
Income: actual loss sustained business income coverage with no time limit
Who would be visiting my property?
All of our guests are prescreened for identification, are pet free, non-smokers, and typically stay for 1-6 nights.
They create minimal use of appliances and put less wear and tear on the property than long term tenants.
YOU — when you short term rent your property, it gives you the flexibility to have access to your home whenever it’s not rented :)
What’s the cost? — We charge a flat management fee of 20%
